Our place sits right in the center of Chesapeake/Virginia Beach/Norfolk regions. ☑ Enjoy the deck or balcony with lake views that faces NW, so you can catch the sunset in the evening with a relaxing beverage. ☑ A full kitchen with modern appliances, makes it easy to prepare meals or snacks. ☑ The self-check in with a smart lock is super convenient. There is no need to go to an office for keys; go straight to the property! ☑ Even though the fireplace is not set up for actual fires it has flickering LED candles that creates a super cozy ambience in the evening. ☑ Log in to all of your favorite apps and channels on the 55” Smart TV in the living room and master bedroom; and 43" in the second bedroom (no cable) ☑ Enjoy the super comfy king size bed in the master and the full size bed in the second bedroom, with their brand new mattresses and 100% cotton bed linens. ☑ Bedrooms are supplied with black out curtains and sound machines to make sure you are able to get rested up no matter what your schedule. ☑ There is a full size washer/dryer available for use if needed Other things to note The GOOD TO KNOW Stuff: * Please read before booking* ☑ There are 2 parking spaces available directly in front of the home. ☑ There are motion sensor lights on the front and back of the house. There is a Ring doorbell security cam. ☑ We allow a maximum of 4 guests. It is really not equipped for more than that. ☑ We’ve stocked the kitchen with typically used items. If you’re wanting a particular item though be sure to make arrangements. There is a drip coffee maker, French press, and pour over available along with an electric water kettle. We provide a variety of teas, coffee, and hot cocoa to get you started until you can pick up your preferred brand. There are single serve creamers and sugars also. ☑ We supply starter packs of toilet paper, paper towels, hand soap, dish soap, dishwasher pods, laundry pods, body wash, shampoo, conditioner to get you started but if you require more than that you may need to supplement. ☑ We have quarterly pest control treatments done. Depending on the season though there will still be mosquitos, etc. If you leave the door open they will come inside no matter how often we spray. Be sure to not leave doors open so they don't get inside. ☑ Our location is great as a base for exploring the entire area. Be aware though that this is a very big area and driving will be necessary to see all it has to offer. ☑ Be sure to check out our guide book. House Rules
The NEED TO KNOW Stuff: House Rules * Please read before booking* RENTAL AGREEMENT: A signed lease will be required for booking as a long term stay. 1. TERM: The term of the Lease shall begin on the arrival date of and end on the departure date of for . The property will be ready for occupancy no earlier than on the arrival date and must be vacated no later than on the departure date. The term of the Lease may be reduced or extended upon mutual consent, following payment of any additional fees agreed between the parties, and confirmed in writing by the Owner. 2. RENT: The total rent is , payable in monthly installments per Airbnb's policy. 3. LIMITED OCCUPANCY: Occupancy is limited to the number of guests specified on the booking: . If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. Maximum number: 4.NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. You agree to keep outside noise to a minimum between the hours of 10:00 pm and 7:00 am. You and all other guests agree to abide by all applicable parking restrictions and limitations. 5. CARE OF PREMISES/DAMAGES: NO UNAUTHORIZED PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of any deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, or household items that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy. To prevent theft of, or damage to, the Renter's personal property and that of the Property, Renter agrees to close and lock doors and windows when not present at the Property, including upon check-out. 6.OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. 7.INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein. Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of any swimming pool on the Property, and will hold Owner harmless with respect thereto. 8. NO SUBLETTING: Renter may not sublet or assign this Lease for all or any part of the premises without the prior written consent of the Owner. 9. NO PERMANENT RESIDENCE: Renter's use of the Property is on a temporary, short-term, and transient basis only. The Property is not, and will not be, the Renter's, or any guest's, permanent residence. 10. REPAIRS AND MAINTENANCE: The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property. Renter will report any maintenance issues immediately to the Owner. The Owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. 11. CANCELLATIONS: Renter may cancel at any time. The Owner will return any refundable amount, if applicable, according to the reservation's cancellation policy. 12. NO FIRES!: The fireplace is not operational. Do not use the fireplace. There are LED candles for ambience. 13.TRASH CANS: When it is not trash day the cans must be returned to the back of the property. Trash pickup is every Friday. 14. INDOOR GARBAGE CANS: Use garbage bags in the indoor cans. 15. MAIL: If you require a mailbox during your stay please contact A+ Mailbox nearby. You can have packages delivered to the house if you shop online but you will not have a mailbox there. 16. CLEANING FEE: $200 17. MOVING OUT: When you move out you must take all of your belongings with you and empty the refrigerator. If your belongings are left for the crew to dispose of you will be charged an additional $500 moving fee. 18. UTILITIES: included up to $500 (electric, gas, water, garbage, recycling, internet). Excessive utility use above $500/month will be charged to the guest. 19. LINENS: Linens are provided for both beds; there are two set of towels for the master bath and one set for the second bath. If you wish to have more linens feel free to bring your own and take them with you when you depart. 20. SECURITY DEPOSIT: $500; PET FEE: additional $250 security deposit 21. GEESE: Do not feed the geese! It is against HOA rules for the wellbeing of the lake, geese, and neighborhood. 22. MAINTENANCE: Our crew will visit the property every quarter to change furnace filters and take care of any issues. We will notify you at least 24 hours in advance and can accommodate your schedule. 23. CLEANING: If you wish to have cleaners come in while you are there we are happy to arrange that for you. Renter acknowledges receipt of the House Rules. Renter acknowledges that they have read, accept, and agree to the terms set forth.
Other Details to Note
Utilities (electric, gas, water, trash, internet) are included up to a maximum of $500/month for long term stays. Anything over that will be excessive use and billed to guest.
